HRA Calculator

The HRA Calculator estimates how much of your House Rent Allowance is tax-exempt and how much is taxable under Section 10(13A). Enter annual (p.a.) basic salary, DA, HRA received, rent paid, and city type to get exempted and taxable HRA instantly.

It is useful for salaried employees planning old-regime tax savings, checking rent versus HRA claims, and comparing metro versus non-metro exemption limits before submitting Form 12BB to your employer.

What is HRA Exemption?

Under Section 10(13A), part of HRA can be exempt from tax if you pay rent for the house you occupy. The exempt amount is limited by three conditions, and the lowest of those three is allowed.

Metro cities get a higher salary-percentage limit (50%) than non-metro cities (40%).

What is an HRA Calculator?

This free calculator applies the three-way HRA exemption test to your annual (p.a.) inputs and shows exempted HRA, taxable HRA, and a simple breakdown chart. It handles the minimum-of-three rule automatically so you do not miss the metro percentage or rent-minus-10% limit.

Switch between metro and non-metro city types to see how the 50% versus 40% salary limit changes your tax-free HRA in seconds.

How Can an HRA Calculator Help You?

HRA exemption rules involve three limits at once, which makes manual calculation easy to get wrong. This calculator applies all three tests and shows your tax-free and taxable amounts clearly.

  • Exemption estimate – See tax-free HRA before filing returns or updating Form 12BB.
  • Metro vs non-metro comparison – Compare 50% and 40% salary limits for your city type.
  • Rent adequacy check – Verify whether rent paid is high enough to claim meaningful exemption.
  • Taxable HRA clarity – Know exactly how much HRA will be added to taxable salary income.
  • Old-regime planning – Decide whether HRA savings justify staying on the old tax regime.

How to Use the HRA Calculator?

  • Choose Metro or Non-Metro city.
  • Enter annual Basic Salary and Dearness Allowance (p.a.).
  • Enter annual HRA Received and Total Rent Paid (p.a.).
  • Review exempted HRA, taxable HRA, and the donut chart.

HRA Exemption Formula

Exempt HRA is the minimum of:

\[ \min\big(HRA,\; Rent - 10\%\times(Basic+DA),\; k\times(Basic+DA)\big) \]

Where:

  • HRA = Actual HRA received
  • k = 50% for metro cities
  • k = 40% for non-metro cities

If (Rent − 10% of Basic + DA) is negative, that limit is treated as ₹0. Taxable HRA = HRA received − Exempted HRA.

Example: How HRA Exemption Works

Suppose your annual figures are: Basic ₹6,00,000, DA ₹0, HRA ₹1,80,000, Rent ₹2,40,000, and you work in a metro city.

  • Actual HRA = ₹1,80,000
  • Rent − 10% of Basic = ₹2,40,000 − ₹60,000 = ₹1,80,000
  • 50% of Basic = ₹3,00,000

Exempted HRA = minimum of the three = ₹1,80,000. Taxable HRA = ₹0 in this case.

Metro vs Non-Metro Cities

For HRA, metro cities are generally Delhi, Mumbai, Kolkata, and Chennai. They allow exemption up to 50% of Basic + DA. All other cities usually follow the 40% limit.

Switching between metro and non-metro can change your exemption a lot when salary is high and rent is also high—use the calculator to compare both.

Documents Needed to Claim HRA

  • Rent receipts or rent agreement
  • Bank proof of rent payments (preferred)
  • Landlord’s PAN if annual rent paid exceeds ₹1,00,000
  • Form 12BB declaration submitted to your employer (for TDS)

Keep proofs ready in case your employer or the tax department asks for them during verification.

Tips to Maximise HRA Benefit

  • Pay rent through bank transfer so payment proof is clear.
  • Ensure rent is meaningfully higher than 10% of Basic + DA; otherwise exemption can drop to zero.
  • Claim under the old tax regime if HRA savings matter more than new-regime lower slab rates for your case.
  • If you do not receive HRA, check Section 80GG instead of this calculator.

Why Use an HRA Calculator?

HRA rules are easy to misread—especially the metro percentage and the rent-minus-10% test. A calculator applies all three limits at once.

It helps you estimate tax-free HRA before filing returns or updating Form 12BB with your employer.
